The Deputy Assessor determines the value of real property (land and any structures or other improvements located on that land) and personal property (assessable equipment ) located within the Town. To insure that all property is treated uniformly, the Assessor's procedures conform to Wisconsin State Statutes as well as commonly accepted appraisal and accounting practices.

HOW IS MY PROPERTY ASSESSED?

Discovery is the process of identifying all assessable property in the Town. The Assessor uses multiple methods to ensure that all property is assessed in an equitable manner and that there are no omissions. This process includes: 1) checking legal descriptions and updating parcel maps; 2) maintaining close coordination with staff members in planning and zoning, building inspection, code enforcement, and the fire department: and 3) frequently reviewing property, home, and business sales.

Listing is the process of updating property assessments and property descriptions. The Assessor must establish a record showing the owner of a piece of property. The Assessor records the mailing address, describes the property in detail, checks the legal description so there are no discrepancies, and identifies the property on the Parcel Map and by Parcel Number. After the Assessor has estimated values for all property, the information is listed on the Assessment Roll, which is available at Town Hall for public inspection.

Valuing is the process of determining values for the real and personal property according to State Statutes. The Assessor must estimate a value for your property by determining the price people would pay for it in its present condition. All lots, houses, office buildings, apartments, and shopping centers are included. Each year, the Assessor values all property in the Town of Grand Chute.

Open Book is the period of time when all the values for properties in the Town can be reviewed. If you have any questions, additional information, or changes regarding the property, the Assessor would like to hear from you.

Board of Review is the scheduled meeting for the members to hear evidence regarding the estimated values. A property owner may furnish evidence or provide sworn testimony regarding errors of under-assessment or over-assessment. The Board of Review then may raise, lower, or leave unchanged the value of the property.
