Criteria for Home Occupations


Criteria for Minor Home Occupations

1.  No person other than family members residing on the premises shall be engaged in such occupation.

2.  No change in the outside appearance of the building or premises, or other visible evidence of the home occupation other than one (1) sign not exceeding one (1) square foot in area, non-illuminated, mounted flat against the wall of the principal building.

3.  No home occupation shall occupy more than twenty-five (25) percent of the floor area of the residence nor shall it be conducted in any accessory building or structure.

4.  No vehicle or pedestrian traffic generated by the home occupation shall be in greater volume than normally expected in a residential neighborhood. Any need for parking by the home occupation shall be met off-street and other than in the required front yard.

5.  No equipment or process shall be used in the home occupation which creates noise, vibration, glare, fumes, odors or electrical interference detectable to the normal senses off the lot. In the case of electrical interference, no equipment or process shall be used which creates audible or visual interferences in any radio or television receivers off the premises.

6.  No use of materials or equipment not recognized as being part of the normal practices of owning and maintaining a residence shall be allowed.

7.  No parties for the purpose of selling merchandise or taking orders shall be held more than twice (2) a month.

8.  No garage, basement, yard or similar sales shall be allowed more than twice a year and each sale shall not last more than seventy-two 72 consecutive hours.

9.  No deliveries from commercial suppliers may be made more than once a day. The deliveries shall not restrict traffic flow and shall not be in a vehicle larger than a dual-axle truck.

10.  The home occupation shall be open to the public no earlier than 8:00 a.m. and no later than 6:00 p.m.

11.  No more than two 2 people may provide services of the home occupation in the dwelling unit at any moment.


Criteria for Major Home Occupations


This category shall be considered a special use. Residential districts should, in general, be protected from major home occupations, unless it can be specifically demonstrated that such a use will have no short or long term negative impact on the neighborhood.
